A Mixed-Use, Manufacturing, Marina, Retail, and Housing RE-development Project in Wiscasset, ME

Mason Station Redevelopment Company LLC, a Joint Venture between Treadwood, LLC and North Light Energy LLC, was formed to explore options for the adaptive reuse of the former Mason Station coal/oil power plant in Wiscasset on the banks of the Back and Sheepscot Rivers in Mid-Coast Maine.

While still early in the concept development stage, the site offers features that make it a strong candidate for redevelopment into a low-impact, renewable energy campus and marina.

Mason Station can showcase the best of Maine ingenuity and an example of the mutual benefits possible when climate initiatives partner with fisheries and the working waterfront.

Parcel 81, as shown on Town of Wiscasset Tax Map R-7A, is 8.3 acres and contains the powerhouse, three screen houses, and the pier structures.

  • An exclusive Option Agreement to acquire 100% of the membership interest in Mason Station LLC was executed in August 2023. It is a 3-year term with milestone obligations we must achieve by August 2024 and February 2025. We anticipate exercising the option and taking full ownership well within the 3-year timeframe.

  • The repair and reuse of the powerhouse building is a top priority for us. Clean-up efforts will continue throughout the Option Term and after acquisition.

    Currently, exterior work is underway removing debris, rubbish, litter, and over-grown vegetation, throughout the property. Exterior doors and windows on all structures are being sealed.

    Consultants have been inspecting and providing estimates for the removal of a boiler inside the powerhouse and the two 15,000 gallon tanks that supplied fuel to the boiler, on the exterior wall of the powerhouse.

    Previous estimates for the removal of asbestos and other hazardous materials are being updated to 2023 figures and equipment is being identified inside for removal or to remain as architectural features.

    There are no plans whatsoever to return the site to an operating fossil fuel power plant.

  • Development is underway now. We are revising previous plans and intend to hold public information sessions in the fall and winter 2023-2024. Commercial fishing and aquaculture access is a priority. Slip and storage reservation opportunities will be available after the project reaches Notice to Proceed and construction begins. Notice of available reservations will be issued on this website.

  • Given the proximity to the existing Mason station substation, a grid-scale, battery storage energy system (BESS) is planned to provide energy services to the local utility and ISO-NE.

  • Maine Standard BioFuels, a Portland, ME-based company that collects used cooking oil and refines it for various products, including heating oil and marine diesel, has signed a letter of interest for locating terminal on-site to expand bioheat deliveries from Brunswick to Camden.
